Before you purchase land in an effort to begin building a home or even a small community, there are several things you need to do. To begin with, you should really have a talk with the code enforcement department in the area. They can tell you the specifics of what criteria land has to meet before you can build on it.
Frontage may be a concern. Do you need to have a certain amount of frontage on the land before you can build? In some areas you are not allowed to even put a barn or utility shed without enough land or frontage.
Another concern is the water quality. You will need to take the water to a water testing lab to be approved for consumption. Without approval from a water testing lab, you may not be able to use the water in the area, so you would not want to buy land for a home.
